Undermount sink pulling away: who handles the plumbing?
A loose undermount kitchen sink in San Diego County is often a mounting issue, not a drain leak. See who handles the plumbing connections before you move it.
An undermount kitchen sink hangs from the underside of the counter, not on a visible rim. In San Diego County granite and quartz kitchens, that hang fails as a thin dark line at the stone. Stop using the basin until you know whether the clips failed or a drain is leaking.
How to separate a loose sink from a leaking drain
A dropped basin and a wet cabinet can look like the same job. They’re not. One is a mounting failure. The other is a plumbing leak. Separate them before anyone lifts the sink.
Stand at the counter first. Look at the joint where the basin meets the stone. A consistent gap around the rim points to clips, rails, or adhesive letting go. A gap on one side can mean the sink is twisting from the disposal’s weight.
Then open the cabinet. Dry plywood with a dropped sink is a mounting problem. Wet plywood with a tight rim is more likely a drain, trap, or supply leak. Wet plywood and a gap can be both. Water from above can run down the outside of the bowl. That can look like a failed P-trap.
Check the locknut at the drain. City of San Diego drinking water averages about 16 grains per gallon. That’s about 276 parts per million. The figure can vary by location and demand. Hardness can leave a white crust on the drain body. Wipe the fitting with a dry paper towel. Fresh water on the towel is a leak. A dusty white film is scale.

Along the I-5 coastal strip in Encinitas and Carlsbad, granite and quartz decks hide the rim. A small drop is easy to miss until the faucet wobbles. Inland in El Cajon or Santee, older laminate or tile sometimes holds an undermount the deck was never built for.
What countertop support and plumbing connections each affect
The undermount kitchen sink doesn’t hold itself. The stone or the cabinet holds it. Clips bite the underside of the deck. Adhesive bonds the rim to the stone. Some shops add a rail or a plywood cradle inside the box. Those parts are countertop and cabinet work. They aren’t plumbing.
When those supports fail, the basin drops. The faucet, drain, and disposal go with it. That’s why a mounting failure shows up as a plumbing complaint. Loose undermount sink plumbing can be a symptom of the drop, not the cause.
The plumbing that moves with the bowl is the C-36 side of the job. Hot and cold supply lines. The drain flange and locknut. The P-trap. The dishwasher tailpiece. The disposal discharge. If the sink drops, those fittings can crack, loosen, or pull apart.
A plumber can replace a trap gasket and leave a loose sink in place. The leak stops. The gap remains. Next week the basin drops farther and the new gasket fails. Fixing only the wet fitting doesn’t restore the mount.
In Mission Valley condos the cabinet box can be shallow. There’s less room for a cradle. Coastal humidity in Pacific Beach can swell particle-board sides. Inland heat in Ramona and Alpine can dry the same board and shrink it. Either change can loosen a clip that was tight at install.
It’s why kitchen plumbing in San Diego and stone work keep overlapping on this fixture. A C-36 plumbing contractor’s scope covers supply, waste, and the fixtures that carry water. That describes the license class only. Individual contractors vary. It doesn’t automatically include fabricating granite or rebuilding a cabinet. Ask each pro what they’ll actually do on your sink.
When a countertop installer and plumber may both be involved
Who repairs an undermount sink depends on what failed. Some dropped sinks need two trades. The plumber disconnects water and waste. The fabricator or cabinet shop resets the bowl to the stone. Then the plumber reconnects the faucet, trap, and disposal.
You need both trades when the stone has to be recut, re-epoxied, or supported with a new rail. You also need both when the cabinet floor is rotten from a long leak. A plumber can stop the water. Rebuilding the box is still carpentry.
You may only need a plumber when the clips still hold and the failure is a drain or supply. You may only need a stone shop when the plumbing is intact. Don’t assume. Have each person look before anyone cuts adhesive.

In Chula Vista and National City, newer tract kitchens may have a heavy double bowl in one quartz slab. That setup is more likely to need the fabricator’s method. In North Park, a later granite job may have converted a bungalow drop-in to an undermount. The cabinet may not match the stone.
What to document before the sink is moved
Take photos before anyone loosens a clip. Shoot the gap at the rim from several angles. Shoot the cabinet interior, dry or wet. Get close-ups of the trap, supply stops, disposal, and faucet. If you can see a model sticker on the disposal, photograph that too. Capture the shutoff valves while they’re still open.
Write down what you already tried. If you caulked the rim from above, say so. Surface caulk doesn’t remount a sink. It only hides the gap and traps water in the joint. If you tightened the drain locknut, say so.
Don’t lift the sink while the supply lines and trap are still attached. The basin can drop the rest of the way and tear a line. Shut the angle stops under the sink. Open the faucet to bleed pressure. Put a pan under the trap if anyone is about to break it open.
If you’re in a Carlsbad or Oceanside condo, photograph the cabinet before work starts. Coastal stacks can share wet walls. A leak that starts in your box can show up in the unit below. HOA rules vary by complex and could not be confirmed as a single county standard. Ask your association what they require before a plumber opens the cabinet.
If the faucet or fittings get replaced, lead-free rules apply. Pipes, fittings, and fixtures that carry drinking water are limited to a weighted average of 0.25% lead across wetted surfaces. Solder and flux are limited to 0.2% lead. That 0.25% standard is for products that convey water for drinking or cooking.

If the faucet is coming off with the sink, the new faucet is a separate fixture choice. It does not remount the basin.
